In 2020, Quebec had a very good year in the field of residential construction.
This was the best year for residential starts since 2004.
The number of housing starts reached 54,006 in 2020 compared to 47,967 in 2019, an increase of 13 %.
Very good growth therefore if we take into account that construction sites were closed from March 24 to April 19, 2020, then partially until May 11, because of the coronavirus.
Which regions are particularly targeted?
Certain regions such as Sherbrooke and Saguenay have particularly stood out.
Sherbrooke has grown by 20 %.
The Saguenay experienced growth of 18%.
These are the largest increases in housing starts of 2019.
What constructions are we talking about?
It is the construction of collective housing, namely condominiums, semi-detached houses and townhouses, which represents 80 % of new constructions.
It is not necessarily social or affordable housing, but more expensive housing.
How is this phenomenon explained?
People have a lot more intentions to buy properties, to change regions, to buy second homes.
The coming years are to be watched in terms of migration.
Indeed, people want more space in a house to set up offices in the face of the craze for teleworking.
They also want to be able to have a yard and a garden. And those who are in accommodation want a balcony.
